Brentwood, Tennessee posted its strongest month of 2026 in June — 100 homes closed, up 7.5 percent from May's 93 closings, while the average sale price climbed to approximately $1.85 million and the median reached $1.58 million. Price per square foot rose from $376 in May to $398 in June, and the year-over-year story is equally strong: values are up roughly nine percent per square foot compared to June 2025, when the median sat at $1.36 million — representing over $220,000 of median appreciation in twelve months. The typical home that sold in June was a five-bedroom, four-bath property of approximately 4,476 square feet, reflecting the established family home profile that defines Brentwood's most desirable neighborhoods in Williamson County.
Speed and seller conditions remain exceptionally favorable. Median days on market was fourteen days in June — consistent with fourteen days in June 2025 — meaning half of all Brentwood homes went under contract in two weeks or less even as volume grew. Sellers received 98.63 percent of their asking price at the median, up from 97.23 percent a year ago, with the maximum sale-to-list ratio reaching above 100 percent on at least one transaction. Buyers are not negotiating Brentwood sellers down — they are paying close to full ask in a market that continues to move at a fast, consistent pace regardless of season.
