The Franklin, TN real estate market closed 141 homes in August 2026, down 15.1% from  166 a year earlier and down 27.7% from July's 195 closings. Despite fewer transactions, the  median home sale price in Franklin, TN rose to $990,000, up 9.1% year-over-year from  $907,500 in August 2025. The  standout transaction of the month was a Franklin, TN home that sold for 138.33% of its list  price — a clear bidding-war outcome that signals strong, active demand for well-positioned  properties even in a slower-volume month. 

For anyone searching "are home prices going up in Franklin TN," the data says yes on a year over-year basis — median price and price per square foot are both higher than August 2025, days  on market held steady at 12 days, and at least one home this month drew a bidding war well  above asking price, even though total closed sales are down from both last month and last year.
