FAIRVIEW, TN REAL ESTATE MARKET — AUGUST 2026

The Fairview, TN real estate market closed 24 homes in August 2026, a stable volume close  to July's 26 and August 2025's 25 closings. The median home sale price in Fairview, TN jumped 43.5% year-over-year, from $499,000 in August 2025 to $715,950 in August 2026. Part  of that increase reflects a wave of new construction closings — the median year built for homes  sold jumped to 2025 — but even after adjusting for home size, Fairview TN home prices per  square foot rose 10% year-over-year, confirming real appreciation alongside the new construction mix shift. The median sale-to-list ratio hit 100%, up from 98.63% a year earlier,  and days on market fell from 34 days to just 12 days, nearly three times faster than August 2025. 

Month-over-month, Fairview real estate also strengthened, with the median sale price up 14.6%  from July's $624,950 and price per square foot up 3.9%. The top home sale in Fairview, TN in  August 2026 closed at a record $1,526,855, up more than 52% from August 2025's top sale of  $1,001,664, reinforcing that the market's upper end — driven largely by new construction — is  pushing into price territory that didn't exist in Fairview a year ago. 

For anyone asking "why did Fairview TN home prices jump 43% in a year," the answer is  twofold: a genuine surge in new construction closings is pulling the median upward, and even  resale, size-adjusted pricing is up double digits, with homes now selling nearly three times faster  and consistently at 100% of asking price.
