Brentwood, Tennessee

Brentwood, Tennessee is one of the most searched real estate markets in the country and consistently ranks among the wealthiest zip codes in America. Located just south of Nashville in Williamson County, Brentwood offers elite public schools through Williamson County Schools — where Ravenwood, Brentwood High, and Page High regularly produce National Merit Scholars — alongside some of the lowest violent crime rates in the Southeast and a tax environment that is genuinely transformative for high earners. Tennessee has zero state income tax, and Williamson County's effective property tax rate of approximately 0.65% means you pay roughly $6,500 per year on a $1 million home — a fraction of what comparable homes cost in New York, California, or Illinois. Median home prices run between $900,000 and $1.1 million, but for families relocating from high-tax states, the annual tax savings of $20,000 to $30,000 or more often makes the total monthly cost of living here lower than where they came from.

The honest tradeoffs are worth knowing before you fall in love with a listing. Brentwood is completely car-dependent — there is no subway, no meaningful transit, and daily errands require a car. Inventory is chronically tight because the community is essentially built out with almost no new land to develop, meaning well-priced homes in desirable neighborhoods can receive multiple offers within days of hitting the market. The entry floor in the most sought-after areas is pushing $700,000, making it a challenging market for buyers without significant equity from a prior home sale. But for families who prioritize safety, long-term equity, elite public schools, and a low-tax environment — and who are ready to move decisively when the right home appears — Brentwood delivers on every measure that makes it one of the most compelling suburbs in the American

South.

Safety · Elite Schools · Zero State Income Tax · Long-Term Equity | Median Home: $900K–$1.1M
