Franklin TN Real Estate Market Update — May 2026

May 2026 was one of Franklin's most active months of the year — and if you're watching this market, the numbers deserve your attention.

174 homes closed in Franklin in May — up nearly 20% from April's 146 closings. Year-over-year, average sale prices climbed from $1.22 million in May 2025 to $1.35 million this May. Price per square foot rose from $384 to $398 in the same period — roughly 3.5% appreciation in twelve months. The demand driving Franklin's market hasn't let up.

The typical Franklin home profile: 4 bedrooms, 3 baths, just over 3,200 square feet, built around 2001. This is the four-bedroom family home in an established Williamson County neighborhood that buyers — especially those relocating from higher cost-of-living states — are actively competing for.

For buyers: The market moves fast. The median home went under contract in 9 days in May — essentially unchanged from a year ago. That means you need your financing locked, your priorities clear, and an agent who can move when the right home appears. At $398 per square foot, Franklin sits above Fairview but remains a compelling value relative to comparable markets nationally. Buyers who hesitated last year are now looking at prices that are meaningfully higher. The data doesn't make a strong case for waiting.

For sellers: The backdrop is strong — 174 closings in a single month, values up year-over-year, and sellers consistently receiving 98–99% of asking price. But Franklin's price range is wide, and buyers at this level are informed and comparing multiple options. Precision pricing matters. The listings sitting on the market right now are almost always overpriced relative to what has actually sold. Get the pricing right, present the home well, and Franklin's demand will take care of the rest.
