Fairview TN Real Estate Market Update — May 2026

May 2026 was one of Fairview's strongest months of the year — and if you're thinking about buying or selling here, the numbers are worth paying attention to.

28 homes closed in May — up 33% from this time last year. The typical home went under contract in 18 days, and sellers walked away with 98.4% of their asking price. The market is active, demand is real, and well-priced homes are not sitting.

The value case for Fairview remains one of the best in Williamson County. At $258 per square foot, you're getting significantly more home than Franklin ($398/sqft) or Brentwood ($377/sqft) — with the same top-ranked schools and Williamson County address.

For buyers: You have slightly more breathing room than a year ago, but don't mistake that for a slow market. When the right home hits, you'll have days — not weeks — to act. Get your financing dialed in before you start touring.

For sellers: Demand is there. Pricing precision is everything. Homes priced right are going under contract fast. Overpriced listings are sitting — and a stale listing works against you.
